Phase I


1. Traffic Solutions

We would prepare the traffic solutions based on the Traffic Impact Study “TIS”: conducted by an independent body and Spacegate’s in house local infrastructure and traffic professional will work with the Authorities on traffic model of the planned sector. Once the “TIS” is made the required peak-hour traffic will be specified.


2. Time Management

Then, the management of flow of traffic entries/exits, pick-ups and deliveries such as: Garbage collection, Fireman Access, Maintenance Vehicles, Storages… shall be addressed and solved in forms of time and access of users vehicles and visitors vehicles valet services, chauffer driven and other logistic supports will be worked out.


3. Construction Requirements

The above solutions are be translated into construction DRGS/Guidelines for building Designers / Architects to follow. The car-parking design dimensional requirements shall be published for the Architects / Designers of the project.


4. Data Collection

The team then collect all the necessary Data regarding the project and its designs. Details of the Data Collection is as follows:

  • TIS as approved (if approval is required)
  • Local Authorities Guidelines
  • Planning = Approaches / access
    • Building Heights
    • Setbacks, projections
    • Health/Environment issues
  • Power supply
  • Water Supply
  • Drainage lines
  • Communication facilities
  • Security Measures (if applicable)
  • Safety


5. Identify Requirements

  • No. of cars at peak-time handled per hour.
  • Traffic requirements for the bldg. services.
  • A full “Accommodation” report is be submitted.

6. Give Initial Guidelines

An Initial guideline is then submitted to the client within 2 to 3 weeks of completing all of the above which include the following:

  • Initial Recommendation of the right SAPS to be used
  • Details of the car parking systems
  • Details of the car parking structures
  • Billing and ticketing systems to be used

7. Finalize Guidelines for building Designers / Architects

Final recommendations on the SAPS:

  • Car Parking Systems.
  • Design guidelines for Car Parking structures.
  • Billing/Ticketing systems.
  • Participate in design assessment and comment on conceptual designs.(within the design timetable).
  • Work in collaboration with building Designers / Architects, till finalization and approval of authorities on Car Parking.
  • Full Co-ordination with main Building consultants during the design phase of building and car park (to eliminate any future problems).
  • To incorporate the car parking system’s with buildings and services.
  • To cooperate / liaise with the building main Contractor to ensure smooth coordination of works at site.
